Going on a quick drive through Falcon, you’ll find yourself coming upon Meridian Ranch. With truly impressive homes winding through a beautiful golf course, Meridian Ranch is almost like a little town in and of itself in Peyton, CO. We went to go check it out and we think you are going to love this master-planned community!
Tucked just 7 minutes from Colorado Springs, Meridian Ranch is in a prime location- away from the bustling of the city, but still a quick shot to Highway 24 and the Air Force Academy. It’s right down the road from Meridian Market shopping center in Falcon, and it even has its own shops right at the front of the neighborhood, complete with a pizza place, a liquor store, a hair salon and a restaurant. How cool is that? And that’s just what’s around Meridian Ranch. Let’s venture inside!
Meridian Ranch is projected to be more than 5,000 homes. That’s a big community! Built upon a 2,600 acre golf course, more than one third of the land area is being dedicated to open space. With 15+ miles of walking trails and numerous parks, as well as a 42,000 square foot recreation center, it seems more than ready to accommodate the growing population. The recreation center is filled to the brim with activities for the community- an indoor AND outdoor pool, a full weights and fitness room, basketball courts, youth sports and classes. It is basically a fully functional YMCA, but its only available to the Meridian Ranch community! The Recreation Center also hosts lots of events available to the community. During the summer, there's what they call a "Flick N' Float", where you can watch a movie while floating in the pool. There's summer camps for the kids- each week has a different theme, like Baking Week or Farm Week. It's not all just for the kids, though. They also host a Parent's Night Out periodically, too, to give parents a little freedom!
Homes are priced from the 300s to the 700s, which is affordable and they are impressive. Now since Meridian Ranch isn’t technically in Colorado Springs, you actually get more bang for your buck out there. You can buy more out in Peyton and the value is increasing faster. That is always a great thing to hear when investing in a home! With seven different home builders, including Saint Aubyn, Creekstone and David Weekley Homes, there is sure to be something you’ll love with all that variety. There are HOA fees, but they aren’t outrageous, at around $180 per month, which includes access to the Recreation center, water, and trash services. That is a good deal for all that you get in return!
There are also schools located right inside the community. Wouldn’t it be nice for your children to be able to walk or ride their bikes to a school that’s right down the street? That is the reality in this community, which makes it quite family-friendly. Meridian Ranch is home to Meridian Ranch Elementary, Falcon Middle School and Falcon High School, which are all in Falcon School District 49. There are more schools in the plans for the future, so it can only get better from here!
Meridian Ranch is a sanctuary where you can enjoy family life in a peaceful urban setting, while still being plugged into the city.
